A complete end-to-end road system +/-20 miles with approximately half being accessible via a pick up truck and half in a side-by-side. The ranch has been seasonally grazed by a nearby cattleman, keeping the ranch in ag tax status.

Being located in the heart of Unit 136 of the Plains Elk Units provides for the most liberal elk tags in the country with a 5 month season September 1-January 31. Hunters can purchase unlimited tags, per hunter, in a single season, either sex, and weapon of choice, including rifle. 300+ trophies are taken annually, with monster mule deer and an occasional whitetail and pronghorn. Plains bear are abundant, tags are over-the-counter September 2-November 24 with an excellent Merriams turkey population and the occasional mountain lion. Hunting rights convey for 2025 season.

Agriculture

Poitry Canyon Ranch has no easements of any type, but would make for an ideal candidate for a conservation easement. The state of Colorado has inquired about purchasing the ranch as it borders their adjacent Chancellor Ranch.

History

The ranch was definitely a desired neighborhood for Native Americans with water, game and cover. Keep an eye out for pictographs.

Numerous locations abound for building sites with power are within one mile and numerous water wells are already on the ranch.
