The tract consists of 575 acres of high-fenced hardwoods consisting of mature saw timber and younger bottomland species planted as part of a tree program 15-20 years ago. The fencing is separated into several zones for holding the breeder stock and the various classes of trophy bucks. The woods have many well-maintained flood plots…each with a variety of quality deer stands to accommodate rifle hunters, bow hunters, and even the guy shooting your video. The deer herd in the hunting woods currently consists of over 70 deer including over 40 “shooter” bucks that are 130” class or better along with many bucks in the 165" to 180" class. There are also bucks well over 200". All the does are bred by trophy-class bucks…including seven high-quality does (identified with unique markings) that are from trophy-class stock. Sellers estimate well over value on remaining deer herd plus the fawns, all of which will remain with the herd. All breeder stock (over 50 animals) are included. The 270" plus T-Rex II is part of the breeder stock.
The deer herd is carefully managed to provide hunters with the biggest and the best mature, trophy-class bucks in the region. A fully-equipped AI (artificial insemination) Center is the heart of the breeding operation. The AI Center and the adjoining 95+/- acres of holding area were carefully designed to facilitate the handling and management of the herd at all stages of breeding, transportation and care. The AI center also has a large room with a new kitchen that can easily be adapted to a master suite for the owner/operator and his family.
There are several ways this property can be used and managed...from a year-around breeding operation with on-site staff to a 1-man/family operation just selling hunts in the Fall.
