LOCATION AND ACREAGE

5,901± deeded acres plus 610± acres of state and BLM grazing leases are located approximately eight miles southwest of Hayden, Colorado in the Williams Fork Mountains on well maintained County Road 65. Steamboat Springs ski and resort area is approximately 30 miles east of the ranch. Denver is about 166 miles to the southeast.

PROPERTY

Numerous year round springs, streams and ponds provide abundant water for both livestock and game. Four of the ponds are up to 20 feet deep and hold trout. Heavily vegetated hillsides, draws and gulches interspersed with lush meadows offer dense cover of aspen, choke cherry, serviceberry, oak and sage. There are no habitable structures on the ranch but power is available at an old home site in a scenic meadow with a spring fed trout pond. The ranch is owner rated to summer 5,000 head of sheep. There are five cross fenced pastures for rotational grazing. The owner has limited the ranch to 1,000 head of sheep to promote good cover and grass for game. Elevations on the ranch range from 7,000± feet in the stream bottoms to 7,800± feet on the ridges and hilltops. All parts of the ranch are accessible by a network of private ranch roads and jeep trails. The seller may be willing to leaseback grazing rights.

NEARBY COMMUNITIES

Craig, Colorado, 17 miles west, is the Moffat County Seat with a population of approximately 9,000 and offers all services including a hospital. Hayden is a small town of approximately 2,000 offering typical ranch town amenities including restaurants and a medical clinic. Hayden is home to many of the service employees of Steamboat Springs, one of America’s top ten ski destinations, which is just 25 miles down the road.

RECREATION AND WILDLIFE

The ranch boasts over 6,000± total acres of prime habitat in the very productive Game Unit #13. World class hunting for elk, deer, bear, mountain lions and game birds on the ranch is currently utilized by a professional outfitter on a cancellable lease arrangement. Excellent cover, feed and water on the ranch maintain large resident herds of deer, elk and other big game as well as grouse. Hiking, riding, 4wheeling, snowmobiling and cross country skiing on miles of trails provide countless recreation opportunities. Good restaurants, shops and summer concerts in Steamboat Springs provide a surprisingly nearby contrast to the wilderness setting of the ranch.

AIRPORT FACILITIES

Yampa Valley Regional Airport in Hayden has regularly scheduled service by United and Delta Airlines. Charter service to Denver is also available. The airport is approximately 15 miles from the ranch.
