Recreation

The are good numbers of Elk that live in the neighborhood. Unit 85 offers over the counter Bull Elk tags for the Archery, 2nd, and 3rd rifle seasons. Over the counter list B private land only Cow Elk tags are generally easy to draw in this unit. There are good numbers of Mule Deer in the neighborhood, and the occasional White-Tailed Deer. You can buy over the counter White-Tailed Deer only licenses for this unit. I have seen them in the neighborhood. Wild Turkey are common throughout the property as well, and over the counter licenses are available to hunt them here. If you're a predator hunter, you will love the Bear hunting on this property. The property is located near 4,000+ acres of landlocked BLM public land, but does not touch the Blm. Be aware that you will need permission to cross your neighbors property to access it.

Region & Climate

Located in the Banana belt of CO. This area receives over 250 days of sunshine each year. Making the winters tolerable. In the summer, temperatures rarely exceed the 90's, and the low humidity makes it a very pleasant place to be, especially during the evening hours when the temperatures drop.
