Ranch Description

Here's your opportunity to own 105 treed acres near Trinidad, in Picketwire Ranch. If you've been looking for over 100 acres to recreate on, or a place to build a Cabin, this may be it. Located in a secluded canyon just 20 minutes from Trinidad City limits. It has the feel of a wilderness mountain retreat. Yet it's proximity to town is very convenient. It is off the grid, for that off-grid mountain lifestyle so many people seek. Land The property itself slopes down to a valley, with a seasonal creek that flows though the property in early Spring. From the mountain top on the property, there are grand vista's of the surrounding mountains. This includes views of the snow capped Sangre De Cristo mountains, and surrounding mesas. There are a wide variety of trees found here. Including Pinyon, some mature Ponderosa Pines, Gambel Oak, and Juniper trees. Picketwire Ranch does not do winter road maintenance, so it is advisable to own a tracked vehicle or a good set of tire chains in the winter to access this property. This area generally doesn't see a lot of snow in the winter, but it can get pounded on occasion. The roads do get muddy during the mud season, so an ATV would make access much easier during times of heavy rainfall or in the Spring. There are NO Covenants or Special Restrictions in this ranch. So do as you please, or whatever the Law Allows. The ranch does not allow public access on it's roadways. You must be a landowner or guest with permission to enter the ranch. It is private property.

Recreation The are good numbers of Elk that live in the neighborhood. Unit 85 offers over the counter Bull Elk tags for the Archery, 2nd, and 3rd rifle seasons. Over the counter list B private land only Cow Elk tags are generally easy to draw in this unit. There are good numbers of Mule Deer in the neighborhood, and the occasional White-Tailed Deer. You can buy over the counter White-Tailed Deer only licenses for this unit. I have seen them in the neighborhood. Wild Turkey are common throughout the property as well, and over the counter licenses are available to hunt them here. If you're a predator hunter, you will love the Bear hunting on this property. The property is located near 4,000+ acres of landlocked BLM public land, but does not touch the Blm. Be aware that you will need permission to cross your neighbors property to access it.

Region & Climate Located in the Banana belt of CO. This area receives over 250 days of sunshine each year. Making the winters tolerable. In the summer, temperatures rarely exceed the 90's, and the low humidity makes it a very pleasant place to be, especially during the evening hours when the temperatures drop.

Location Located about 3 hours South of Denver, 2 hours south of Colorado Springs, and 1 hour South of Pueblo. Or 3 hours 45 minutes NE of Amarillo, TX. And just 20 minutes West of Trinidad, CO. Please call for a qualified showing.
