LOCATION AND ACREAGE
The 2,680 acre Canadian River Ranch is located in Colorado’s North Park Valley, referred to as the “Bull Pen” by the Ute Indians who first used the area as their summer hunting grounds. There are 680± deeded acres and 2,000± acres leased from the BLM for grazing. The ranch is five miles north of the town of Walden on State Highway 125. Walden is the county seat and has a quaint old west atmosphere. Shops, restaurants hotels and motels in town cater to fishermen, hunters and tourists as well as the local ranching community. All services are available. The town has an airport with a 5,900 ft. paved runway and GPS approach. It is 145± miles to Denver and 65± miles to skiing in Steamboat Springs. Kit Carson and Peg Leg Smith frequented North Park in the early 1800s and the first saloon was established in 1887 which is about the time when the ranch’s water rights were filed.
PROPERTY
The Canadian River Ranch is currently part of a larger working cow calf and hay operation fenced and cross fenced for grazing. The Canadian river meanders through the ranch for approximately five miles and provides 11.5 cubic feet per second of adjudicated irrigation water with the potential for creating several large trout ponds. Already good waterfowl hunting can be dramatically improved with the addition of ponds. Good quality irrigated and sub irrigated pasture provides sustenance for both cattle and wildlife including antelope and the occasional elk. Elevation on the ranch ranges from 7,900 feet on the river to around 8,200 feet in the adjoining hills. North Park and the surrounding mountain peaks are the starting point for some of the finest trout streams in North America. The ranch offers spectacular vistas of snow capped mountain in all directions.
RECREATION
North Park is famous for its many trout streams and big game hunting opportunities. Elk, mule deer and antelope are abundant in the area and Colorado’s largest herd of moose resides in the valley. Goose and duck hunting on the ranch is excellent and can be better with the addition of ponds. Water quality of the Canadian River is perfect for growing large trout in well designed ponds. A pond development plan is available. The ski resort town of Steamboat Springs is located just on the other side of all year/all weather Rabbit Ears Pass. Numerous hiking, camping, skiing, sightseeing and fishing opportunities exist in the mountains surrounding the ranch.
IMPROVEMENTS
There are no improvements other than complete fencing and cross fencing on the ranch.
MINERAL AND WATER RIGHTS
All mineral rights owned by the seller will be transferred at closing along with 11.5 cfs of early adjudicated water rights.
