This is a very unique property with multiple special characteristics. The Huerfano County Airport is located in the ranch and shares boundaries. A frontage road serves the properties on both sides of I-25. The southern most part of the ranch is less than a mile from the Walsenburg City limits. The exit from I-25 for the Airport is at a location where both parts of the ranch are served. On the northern portion of the East Parcel is the Red Rock road exit that serves that portion of the ranch and is access to County Road 103 which runs along the north border of the ranch for 1.5 miles. At the Airport road intersection with the East I-25 frontage road is a 40-acre parcel that the seller had zoned Commercial 20 years ago and is pre-approved for commercial use.
The property fronts on the Railroad on the East boundary with a small pasture on the east side of the railroad. An interesting feature of both I-25 and the Railroad is that they build and maintain the fence, reducing the amount of fence to repair by 5 miles next to the railroad and 3.75 miles adjacent to I-25.
There is a natural lake northwest of the airport on the seller's land that has a lot of acreage draining into it. Most years it has water in strictly from runoff. The water quality from the wells is excellent and the wells are strong producers. The sub-terrain water flume coming from the west is an excellent water source.
No other property available in Huerfano County has the superior access and location of the Potts Ranch. The property is currently leased for grazing until October 1, 2019.
The Ranch is divided by 1-25. The west parcel is owned by Carolina G. Potts. The east parcel is owned by Todd and Sue Ann Potts. The properties are offered as a combined unit, containing 5700 acres more or less.
