Additional contiguous parcels of 705.24 and 296.74 acres available plus the oil and gas rights on 1,406 acres with Proven Undeveloped Reserves estimated at 200 +/- BCF EUR that comes with 3 LODs/Drilling Pads of 92.06, 18.10, and 24.33 Acres.
History: The Property was acquired by a power company in the late 60's and early 70's under the threat of eminent domain for a nuclear power plant that was never built. The town of Scottsville was demolished leaving only foundations of homes hidden today by forest. Farming was the major occupation. The land remained vacant from the 70s and was purchased in 2004 by seller and is undeveloped.
Great Potential for Surface Development: The surface is accessible for development and can be utilized for energy intensive manufacturers, a gas-fired power plant, gas-to-liquid processing plant or a petrochemical plant. NOTE: Land for two PJM connection points also owned by Seller are available North across the Susquehanna River for power distribution for a gas fired power plant.
Proctor & Gamble ("P&G") has a major facility less than two miles away that’s now “energy self sufficient” and P&G is or will be soon exporting natural gas via the Auburn Gathering System into the Tennessee Pipeline. Third, the Commonwealth of Pennsylvania may provide major incentives to bring industry there. See the billion in estimated tax breaks the state offered Shell Oil Company for its proposed gas “cracker” plant in Beaver County, PA, that will convert ethane into chemicals to make plastic products. Interstate 81 is 30 minutes to the east and can be reached from U.S. 6. Interstate 80 is 60 miles south and intersects I-81. There is a manufacturing resurgence in the United States based in part on inexpensive and abundant shale natural gas. In Bradford County REV LNG, Inc., has is seeking approval from the local planning commission to build a liquefied natural gas (LNG) producing facility in Herrick Township, PA. The plant would produce fuel for 18-wheel trucking fleets
The Property and Its Location in the Range Resources "Super-Rich" Core and the "Chesapeake Energy ('CHK') Core of the Core": The 119.92 +/- acres of land in the heart of the three-county Northeast Pennsylvania Marcellus shale play consisting of Northwest Wyoming, Bradford and Susquehanna Counties. The acreage is in a potential sweet spot of the Northeast Pennsylvania Marcellus, and will have abundant shale gas for industrial operations. In Chesapeake Energy's October 2013 investor presentation, they describe the area in Northwest Wyoming County as part of the "CHK Core of the Core" for Marcellus Shale Dry Gas (see attached map titled “Northern Marcellus”) and the Property is located in the Range Resources "Super-Rich" core (see red shaded areas in attached map titled "Gas in Place (GIP) - Marcellus Shale"). Most of the top 25 wells in Wyoming County are within a few miles of the Property and for their reported production as of February 2014 PA DEP data, see attached “Top 25 Wells in Wyom Cnty.”
Nearby Pipelines: The Property is approximately two miles from the Auburn Gathering System, approximately 6-7 miles from the Tennessee Pipeline, approximately 30 miles from the Transco pipeline, and approximately 10-12 miles from Williams Springville Gathering Line.
New Transmission Line to Serve Marcellus Shale Power Generation Plants: PP&L Electric Utilities, Inc's billion, 725 mile, 500 kV transmission line is designed to take electricity generated near Pennsylvania's booming shale gas region and deliver it to New York, New Jersey, and Maryland.

Road Frontage: Lot 3SE-1 has 1,649.55 /- road frontage on Township Road 443 (aka Scottsville Road).
Zoning: There is no local zoning in Windham Township and Mehoopany Townships where the Property is located. The subdivision and land development in these townships is regulated by Wyoming County, Pennsylvania, through its Planning Commission.
Sand, Gravel Shale and Bluestone: The Property contains good deposits of sand, gravel, shale, and bluestone. Most of the major sand and gravel mines in Wyoming County are located adjacent to the River. A bluestone quarry is operating on the adjacent contiguous property to the south and the bluestone deposits continue onto the Property.
Annual Hunting Leases on Property: The Property is presently leased for hunting on a year-to-year basis.
Wind and Solar: The Property has not been leased for wind and solar. BP has a wind farm located partially in Mehoopany Township (part of the Property is located in Mehoopany Township).
Timber: The site is wooded and contains timber reserves.
Hunting: The Property is wooded, with a multiple of excellent habitats and varieties of habitats provide for an excellent hunting experience. The site has good populations of deer, bear, turkey, and wildfowl. Plus grouse, rabbits and squirrels.
Fishing: The Susquehanna River is among the five best Smallmouth Bass rivers in the country. The River is approximately 300-400 yards to the north. The River is open to public fishing along its entire length as it is considered a navigable waterway by the Commonwealth of Pennsylvania.

Gas and Oil: Seller to retain all gas and oil rights, however, a deed restriction will prohibit above ground gas appurtenances.
Any sale is subject to a mutually agreeable purchase and sale agreement drafted by Seller which shall not be legally binding unless and until fully executed and accepted in writing by both buyer and seller. Seller is under no obligation to continue any negotiations with a prospective buyer, and seller reserves the right to discontinue all negotiations at any time up to the point an agreement is fully executed and exchanged. Buyer may do likewise. Each party shall bear its respective costs incurred during the negotiation process and under no circumstances may seller be held liable as a consequence of its termination of negotiations prior to the execution and exchange of a mutually acceptable purchase and sale agreement.
The sales price is payable 100% in United States dollars. In Seller's sole discretion, Seller may require financial and other buyer prequalification plus a confidentiality agreement before releasing certain information.
