The Douglas Quarry & Ranch is located outside of Douglas, Wyoming, in Converse County. The surface property consists of 1,331.44± deeded acres and is being offered as a turn-key operation with surface rights, permitted mining operation, and real estate. Currently operating on approximately 16± acres of the property, the Douglas Quarry produces a wide variety of aggregate products. With its excellent access to the Casper Formation, the Douglas Quarry has optimal conditions for mining high quality material through surface techniques. These resources, especially the industrial sand, are ideally suited for local construction aggregates. The Douglas Quarry is currently air quality permitted to mine 999,000 tons per year and is supplying aggregate to approximately 100 clients in Wyoming and Northeast Wyoming. Through verified core drilling and analysis, there is an estimated 200 million tons in reserve, giving the Douglas Quarry long-term operational potential. The property also includes a ranch home with roping arena and livestock corrals, and approximately 1,300± acres of grazing land. The grazing land is fenced into five pastures, with livestock water access in each. Water is provided via three wells, three reservoirs, seasonal springs and Bed Tick Creek, a season creek that traverses the property. Hunting potential is also available on this property, which landowner tags available for both deer and elk.
