This is a very private fine river property and happens to be mostly high and dry. It has over 700 ft of Pea River frontage, and in low water there are shoals. Power is currently being run to the property. There are only 10 acres out of 50 considered in the flood zone and those ten acres are along the river. A boat launch or river edge access is in place and works well whether you are using a trailer or just canoes or tubes. Our comprehensive mapping programs also does not consider this property wet or wetland. A private road runs back to the property. Only a couple of neighbors and the new owners of this parcel will have full access to use it. You can never be prevented from driving in or out to your property.

There are great views and several different good spots to build. A road system runs through the 50 acres making it very accessible. This property is in the Ariton School Zone but is not in the city limits. On or near the middle of the property there is an existing concrete slab that is roughly 50ft by 100ft that could be used at your discretion. About ten acres were replanted in high-quality loblolly pines 2 seasons ago. The rest of the property is meadows and trails running through young to more mature timber. Hunting and fishing are very good as you would expect from a river property sandwiched between large landowners. A new elevated 6'x6' shooting house overlooks a portion of the property and can be left in place for the new owners to enjoy. Several deer plots have been prepped to be planted this fall. A good portion of this acreage could be fenced for livestock if someone was inclined.
