Ranch Description
The Miller Woods
+/- 1,245Acres of investment grade recreational groundlocated in Lee County, Arkansas
The Miller Woods is a historic recreational and timber property located on and situated in between the banks of the Languille River and the St. Francis River Floodway in Lee County, Arkansas. Its name originates from the Miller Lumber Company, founded in Marianna, just across the river at the turn of the century in 1902. The Miller Lumber Company once owned thousands of contiguous acres along the L'Anguille, having purchased the land to harvest the virgin forests of massive river bottom oaks and ship the lumber down the river on paddle wheel steamboats. While most of what was once the Miller Woods has been parceled out and sold over the years, this tract remains in tact and locals still know it by its historic name.
The Miller Woods consists of 1,245+/- acres of mostly bottomland timber. Roughly 941+/- acres are in large unencumbered timber. A portion of the timber was select cut last year, but the substantial part of the woods have remained untouched for decades. This property contains 186+/- acres enrolled in the Wetland Reserve Program WRP with 23 year old trees and the easement expiring in 2030. There are 33+/- acres enrolled in a Floodplain Easement in perpetuity while there are 85+/- base acres of tillable ground. The 85+/- acres of tillable ground have not been in production in a few years, but there is a well to irrigate crops or standing corn for a large waterfowl food plot. The acreage enrolled in WRP and the floodplain easement include four various sized moist soil units specifically for waterfowl habitat. Beyond the features listed previously, the Miller Woods contain an old oxbow lake, naturally flooding timber, and several cypress and tupelo sloughs, slashes, and cuts throughout the land.
This is a unique property in that the diverse habitat and terrain make it a perfect environment for the three big game species sought after in Arkansas - ducks, deer, and turkey - all of which are plentiful in the Miller Woods. This is a tract of land that deserves an owner looking to pass down a legacy to generations to come.
Location
The Miller Woods are located on the east bank of the L'Anguille River in Lee County Arkansas just across the river from Marianna. The property can be accessed through a gated entry directly from US Highway 79 which runs along the north boundary line.
