About the Property

The Diamond Quarter-Circle Ranch is a uniquely versatile property. With directed irrigation available, crop farming, vineyards, and orchards are all plausible options. Cattle, horses, and sheep have all flourished on this ranch, and it regularly turns hay crops (garrison, tall fescue, and alfalfa) for profit.

This ranch offers a variety of landscapes, featuring lush farmland, riverbanks shaded by leafy cottonwood trees, and grassy pastures with views of the San Luis Hills. The San Juan Mountains are about 30 miles to the west.

The San Antonio River (Rio San Antonio) flows the length of the property. Two water channels/drainage ditches for runoff and flood control run parallel to the east of the river (Rincon Ditch & Eightmile Ditch, best maintained seasonally with an excavator).

A portion of the eastern boundary borders BLM Land.

Perpetual Water Rights & Conservation Easement

With Colorados fluctuating wet and dry seasons, water is a precious resource. A conservation easement is in place to perpetually protect the property's water rights.

Water access and water rights make targeted irrigation easy on the ranch. Established metal head gates enable shifting water to different parts of the property. (For instance, the current rancher waters the towering cottonwoods, hay fields, and crops as needed. There's also a shut-off in place during extra rainfall.) With the well and irrigation controls, water is readily available year-round, even when the river is low.

The 805-Foot well was recently updated with all new bowls and pipes. The well is great for backup if needed.

As another revenue opportunity, the owner can lease the water to a sub-district for one year at a time at a premium value.

Note: Stored water could take a few days to arrive upon request, but the water district can deliver or shut off as needed.

Note: Every 10 years, the property owner must prove the entire amount can be pulled. The current rancher does it annually.

3 Building Envelopes

In addition to the current home and equestrian area, another building envelope is allocated on a secluded portion of the ranch. Native trout migrate through this part of the river, heading upstream when the river gets low. You can also have it stocked with trout by a local fishery.

This property is in Game Management Area 81. Landowner hunting permits are available for deer, elk, bear, and other big game species on the ranch. (It's recommended to have a policy in place in case of property and livestock damage or accidents for guests or hunting leases.)

There are 0.5 miles of frontage road along the northern boundary on State Highway 142 and 0.45 miles along the western boundary on County Road 20.

Ranch History

On neighboring land, you'll still find the original 1887 brick home built by the rancher's great-grandfather. Names of family members are etched into the hand-fired bricks. The current custom-built home is in the same location as the second family home built in 1888.

Over the years, the current owner has watched farming and ranching transform from hands-on work with a sickle and a horse to large machinery, but the essence remains the same. From lambing ewes to calving cows and now ranching horses, livestock, wildlife, and families alike have flourished here.
