Ranch Description
Mountain Branch Tract is a beautiful, forested property located in a quiet rural setting in western York County. Rolling hills are covered by pine and hardwood. A small, rocky branch flows through the middle of the land with scattered small boulders and rock bluffs. McKnight Road, a small, paved road that passes by woods, pastures, and scattered homes, serves as part of the western boundary.
The area closest to McKnight Road has been managed for pine timber. About 50 acres of ridges and rolling slopes are covered by loblolly pines about 25 years old. These trees are tall and healthy. A first thinning was done about 10 years ago. A second thinning is needed soon. A few small openings remain from loading areas used for the first thinning and are easily accessible via woods roads. These are the only open areas on the tract. Woods roads and trails give good internal access to the land west of the branch.
About 40 acres of mature hardwoods are found in low areas along the branch and across rolling uplands on the east side of the land. Yellow poplar and maple are common on the lower slopes. White oaks, red oaks and American beech dominate the higher areas. This stand is probably more than 80 years old with some trees over 100. See the attached photos, aerial photos, topo map and plat.
The property has easy access with a broad upland area joining more than 900 feet of frontage on McKnight Road. Multiple building sites can be found on gentle terrain near the road frontage. Soil map for septic drain field potential looks favorable in this area. Slopes become steeper as you move across the tract. Powerline and phone/cable are present along McKnight Road. The area is served by York Electric Cooperative. There is no public waterline. A home would require well and septic. Schools are York School District 1 Hickory Grove Sharon Elementary, York Middle, York Comprehensive High School.
The town of York is about a 15-minute drive away and offers restaurants, doctors, churches, and several stores including Tractor Supply, Lowes, and Food Lion Grocery. The tract is about 10 miles from York, 25 miles from Rock Hill, 42 miles from Spartanburg, 22 miles from Gastonia, NC and 48 miles from Charlotte. All distances are approximate road miles to the center of town.
