Welcome to Edisto Duck Preserve. Consisting of +/- 182- acres located on Edisto Island in Charleston County, South Carolina, the property offers over 1,400 feet of frontage on scenic Highway 174, 300 feet of deep-water frontage on North Creek Intracoastal Waterway, and Johassee Road runs along the eastern boundary. The tract is minutes from Edisto Beach, about an hour from historic downtown Charleston, and less than 2 miles from the Edisto River and the historic ACE Basin wildlife refuge. The location offers an unobstructed, twenty-minute boat ride to Bohicket Marina to the north and Edisto Marina to the south.
The property is currently used only for hunting and recreational purposes. The focus is duck hunting, but there are also wild turkeys and trophy whitetails that frequent the property. Of the 90 acres of duck impoundments, 2 are made up of 46-acres, which are planted and high fenced, traditionally producing high yield corn and rice crops annually. The smaller 13-acre fenced impoundment could also make an incredible dove field. The remaining 44-acres are a brackish-water impoundment that is managed for natural vegetation giving a unique feel and hunting experience not often found on the same tract.
Historically, these areas provide excellent hunting opportunities for species such as Teal, Widgeon, Black ducks, Mottled ducks, Mallards, etc. Two deep-water wells flood the impoundments and ponds. The current owner had the foresight to plant loblolly pines around the impoundments years ago which are now providing a great buffer of protection for the birds while in the ponds. Approximately 8-acres of open fields form deep-water frontage on a high bluff overlooking North Creek, and there is also a 1-acre pond dug on this site. As a result, the location is perfect for an executive home site, with stunning views down the intracoastal waterway and minimal marsh crossing to reach a future deep-water dock.
The property is protected by a conservation easement held by The Edisto Island Open Land Trust.
