Dumbrill Creek Ranch is a very well-watered property with excellent grasslands, good hunting, and convenient access. The Ranch is ten miles west of Sundance, Wyoming, just 3 miles south of I-90 on Wagner Road. The ranch fences are in good condition, with excellent water from wells, ponds, and Dumbrill Creek. Dumbrill Creek Ranch will run about 100 pairs through the grazing season.
Dumbrill Creek Ranch is excellently fenced. There are currently no structures on the property providing the opportunity to improve the property as desired.
The hunting on the ranch is suitable for Antelope, Mule Deer, and some upland birds, including sharp-tail grouse, Hungarian partridge, and an occasional Sage Grouse. Waterfowl hunting can be excellent during early season hunts. Nearby Keyhole Reservoir offers excellent opportunities for walleye, crappie, catfish, pike, and bass.
Water/Mineral Rights & Natural Resources
All water rights appurtenant to the land will pass to the buyer. There are no mineral rights transferring with the land.
Region & Climate
This area is known for short summers, with the occasional rain shower in the afternoon. The hottest month is July, with an average high of 81 degrees. The growing season is Mid-May to Mid-September. Annual precipitation accumulates 19 inches of rainfall and 79 inches of snowfall. Winters are wet and cold, making them perfect for snow-filled activities.
Sundance, Wyoming, is rich in Native American Heritage. The town was established in 1875 as a trading post for teams of horses pulling wagons. It is situated along the eastern slope of the Rocky Mountain range in the heart of the Wyoming Black Hills. It is a short distance from Devil's Tower, Keyhole Recreational Park, Spearfish Canyon, Crazy Horse, and Mount Rushmore.
This ranch is very well located just near Moorcroft Wyoming. Nearby communities include Sundance, Hewlett, and Pine Haven. Gillette and Rapid City Regional Airports provide service to this northeast corner of Wyoming.
