Here's your chance to own your very own Southern Colorado getaway. Nestled just outside of Hartsel, CO with easy access to Antero Reservoir this is truly a one of a kind property. This property is flat and level on the front third of the property and then gently slopes up towards the eastern portion of the property. The eastern of the property provides 360 panoramic views looking into Marmot Peak and Martland Peak. This property provides easy dirt road access with road frontage along Antero Drive and Deadman Road.
Enjoy the peace and quiet out with a minimal amount of neighbors surrounding the property. This is the ideal property for the outdoor enthusiast. Enjoy fishing at Antero Reservoir and endless hiking and mountain biking in the surrounding mountains.
This property sits at an elevation of around 8,900Ft. It has a large hill on the eastern boundary that slopes down toward the west. There are Pine trees and low shrubs at the top of the hill and come partially down the face of it. There are also rocks that litter the side of the hill ranging from small to large. The slope is steep as you get nearer the top. Toward the west the slope gradually lessens until it is flat ground. The entire property is covered with a plains grass, and there are no trees on the flat portion of the property. The vegetation ranges from some pine trees, shrubs, plains grass to some wildflowers.
There are access roads from the north and the south, this makes access to the property easy. During or after heavy rains these dirt roads do become very muddy, this is deep in some spots, and the mud is very sticky. Due to these conditions, a 2WD vehicle may have difficulty reaching the property during or soon after a period of heavy rain or snow melt. Since this property sits in a very large valley at around 9,000Ft or more, the winter weather can be very extreme. Snow accumulation can be high. The eastern facing hill may help to lessen some of the wind. We found no trash on the property, there also were no existing fence lines on the property.
With an average elevation of 9,000 feet, the short prairie grass of Park County supports herds of elk, deer, bighorn sheep and antelope, as well as beaver, raccoon, bobcat, mountain lion, black bear, and a variety of waterfowl. There are also domestic herds of cattle, goats, and bison near the property.
