In Area with Good Water
Van Horn, TX 79855
Hudspeth County, Texas

Ranch Description
Hudspeth County is one of our favorite places. It's in far west Texas between El Paso County to the west and Culberson County to the east. This is a beautiful area. The air is clean, the water is clear, and there is basically no pollution and no crime here. The sunsets are as beautiful as you will ever see. The night sky is so clear you will be amazed by how many stars you can see.
The attitude is very much "live and let live". In the rural areas where most of our properties are located you are free to build or not build as you see fit. If you want to camp on your land, or park an RV, have a mobile home, prefabricated home, tiny home, etc., you are free to do so. There are no POA or HOA fees or restrictions. The climate is mild and dry, with an average minimum temperature of 30 degrees in January and an average maximum of 94 degrees in July.
There is something here for everyone. For the hunter there are big horn sheep, mule deer, javelina, mountain lion, antelope, and dove. A short drive to the east is Guadalupe Mountains National Park in northwestern Culberson County. Here you will see El Capitan, Capitan Reef, and Guadalupe Peak which is the highest point in the state at 8,749 feet. Within an easy drive is the Rio Grande River, the spectacular scenic Big Bend National Park, Carlsbad Caverns, Hueco Tanks State Historical Park (over 3,500 paintings, most are pre-Columbus.), and several other parks and points of interest.
Less than 3,500 people live in Hudspeth County's 4,572 square miles. Whether you are looking to build off grid, or buy some vacation land, or just to invest in land while prices are still so low, this is a peaceful place with gorgeous mountain views. It is a great place to get away from the hustle and bustle, and the crime and pollution, of urban life.
This is a great 20 acre property with a spectacular view of the Van Horn Mountains, which are less than a mile away to the east. The old Plata Verde Mine is less than a mile away. The property is 13 miles southwest of Van Horn, the seat of Culberson County. In addition to being so close to the Van Horn Mountains, to the northwest are the Eagle Mountains, to the north are the Carrizo Mountains, and to the south are the Sierra Pilares.
The terrain is gently rising, about 20 feet over the property's huge 1/4 mile width. The legal description is Township 10, Block 67, Section 13 N2. We have seen copies of deeds for parcels in Sections 11, 12, and 13, and all have 30 foot access easements around the borders of properties and along any existing roads. There is a trail road less than 1/3 mile from the property and you will probably need an SUV or pickup to drive from there.
The Green River, an ephemeral tributary of the Rio Grande River, runs near the east border of the property. The area is known for very good water wells. For more information on wells contact a local driller. You might just want to haul your water in or have it hauled from Van Horn. Home improvement stores in El Paso sell water tanks for houses and for mounting in vehicles. This seems to be an economical solution for many people and you could probably get good information at Lowes or Home Depot.
