Outbuildings & Infrastructure:
Livestock Barn - the barn is an 80X40 foot building with additional space located in the wings. The building has a metal roof, concrete floor, electrical, and roll-up doors on each end. A Pearson Livestock Equipment cattle tub and adjustable lead-up have been installed inside the barn. A Parasol Manufacturing hydraulic cattle chute mounted on TrueTest scales makes for working cattle safe and efficient.
Machine Shop - the shop is a 100X30 foot building. The main shop area is 40X30 feet and has a metal roof and concrete floor with electricity and a bathroom. The additional space in the building is made up of four bays for parking equipment.
Woodworking Building - this building is a 30'X40' structure with power, a metal roof, and a concrete floor. The owner used the building for their woodworking projects but also makes a great storage space.
Large Storage - the largest structure on the property is over 12,600 square feet. The building is 240 feet long and 75 feet wide, metal roof, and concrete floor. This large storage building was built for storing potatoes. There is power to the building and some insulation. Located in the middle of the property, the building has great potential but will need to be cleaned up.
Equipment Storage - fourteen-foot entryways and six-inch concrete floors will keep all your equipment (and toys) clean and dry. Floors are graded so water runs out of the structure and into a graveled driveway parking area. The inside area is lighted and wired for 30-amp RV hook up. Roof gutters drain into underground PVC pipe drains removing excess water away from the building.
Meadows, Irrigation, & Ponds:
Meadows - native Garrison grass meadows produce around 150 tons of hay a year. Some of the fields have been leveled for more efficient watering via the flood irrigation ditches. Additionally, regrowth on the fields has enabled lessees to run approximately 100 cow/calf pairs on the property from June through October. Meadows are cross-fenced with good access routes.
Irrigation System - The meadow ground is irrigated through the Central Oregon Irrigation District which holds a 1900 certificated right. Irrigation season starts April 1 with deliveries generally beginning around May 1 and ending October 31. There are 209 acres of flood rights on the property which is fed by five inlet points with water moved throughout the property via a series of dirt ditches. Water delivery ditches and concrete control points need repair and maintenance.
Ponds - there are two ponds on the property. The smaller pond is approximately 0.3 acres and is located near the main house. The larger pond is approximately 2.3 acres and according to the owner is 5 (+/-) feet deep.
Well - there is one well on the property drilled 420 feet deep in 1976. The well produces 10 gallons per minute (+/-) with the pump set at 399 feet. The static water level is 348 (+/-). The well feeds two concrete cisterns installed with float systems. One cistern is located at the main house and another above the livestock feeding area.
