Located in northeast Covington County, about seven miles north of Opp, the Holmes-Langford Rd tract is unrestricted property featuring a nice mix of old pasture, planted Longleaf pines, and a creek. This tract is a little over a quarter mile from the paved road. A well-established access (and utilities) easement provides easy access to the tract, and power is just a few hundred yards away. The property is surrounded by large timber tracts and pasture which serve to create excellent habitat for the deer and turkey. The terrain varies from level to gently rolling to sloping down into the creek and the soils are sandy loam, typical for this area. The creek starts as a natural spring on the adjoining property and runs for over 500 feet across the SW corner of the tract. The creek's clear, cool water continued to flow in the fall of 2016 (during the worst drought in several decades) and may provide the new owner with the option to create a nice pond on the property.

Approximately six of the 25 acres were previously in pasture. These acres could be cleared and would be a great location to build your home or park your camper. They could also be converted back to improved pasture if you want to raise some livestock or into farmland if you want to grow some crops. About four acres are in a natural hardwood mix, most of which is in the creek bottom. The balance of the tract, roughly 15 acres, is in planted Longleaf pines that were planted in December 2015 through the Nrcs program. Your only requirement is to allow them to grow until 2030 but you own the trees and will receive all the benefits and proceeds if you ever decide to harvest them.

From Opp, take Hwy 331 north for 5.7 miles then turn left on Chalker Road. After 1.3 miles, turn right on Holmes-Langford Road and proceed 0.2 miles, entrance is on your right.
