This place contains three quarter sections of land which are all adjoining and contiguous to each other in an east / west alignment. The western part of the ranch is approximately 166 acres which is seperated from the eastern part of ranch with the hardsurfaced County Street 2700. Thus, the eastern part i.e. east of CS 2700 contains approximately 314 acres. Spring Creek, a year around live water source runs through the property with a small tributary running through part of it as well. There are two water wells on the property to serve the two corrals on the ranch. The Spring Creek bottomland was once farmed in local crops of wheat, alfalfa, cotton, etc. but is now in Bermuda Grass whereas the upland is mostly native grasses with areas of Lovegrass.
