The Western Nebraska Grass Pasture encompasses 6,900 acres of deeded grassland in northwest Nebraska, just to the north of scenic town of Chadron, Nebraska. The property provides excellent natural forage from the short grass prairie' grasslands and has good access being bisected by US Hwy 385 which runs from Chadron to Rapid City. Rush Creek winds through the property on a southeasterly course. The ranch is cross-fenced with each pasture having two or more water sources being reservoirs, creeks and pipeline drinkers. The ranch consists of 6,900 deeded acres of high-quality grasslands. The lands are gently rolling to rolling and slope toward Rush Creek which runs in a southeasterly direction. The lands are cross-fenced into nine larger pastures. Water is supplied by Rush Creek and reservoirs seasonally with reliance on the two pipeline systems. The larger south side of the ranch is serviced by the Wayside Pipeline system, a community pipeline servicing about six ranches including this one. Approval is required for a new owner to join the pipeline. The north side pipeline is serviced from an electric well on the property with five drinkers. Quality hard grass varieties include both cool and warm season species including Green Needle Grass, Indian Rice Grass, Western Wheatgrass, Thick spike Wheatgrass, Slender Wheatgrass, Blue Grama, Buffalo Grass, Little Bluestem, Prairie Sand reed, Side Oats Grama, Hairy Grama and Switch Grass among others. Improvements consist of fences, livestock water systems and reservoirs, corrals, open faced sheds 2 and a livestock barn. A house or modular could be added if desired. The ranch is leased through next year but has a provision for early termination upon sale. The ranch should qualify for the new Grassland Crp, a new Nrcs program for management of grasslands with a rest or rotation component and record keeping.
