This property was purchased as a site for the owner's dream home. The owners designed the home, ordered custom-built logs from Pennsylvania. The basement was built first and had a complete kitchen, living room, 2 bedrooms and full bath. The main two story area of the home was assembled first and later the library - study area was added and the attached garage with a loft area above the garage.
The home has been meticulously maintained and many custom features were built into the home. For example the stair steps were made from oak church pews. There are beautiful stained glass windows, ornate wooden trim, antique light fixtures and many other amenities that will never be duplicated.
The owners furnished the log home with a lifetime collection of antiques, memorabilia and furniture that is the basis for their Upper Rust antique emporium located just north of the property in Attica, Kansas. They would consider selling the home furnished.
The property is serviced by 2 wells built in 2005 that are 130' deep and have 6 cased and gravel packed. The north well services the horse shed, pasture and west side of the yard. The south well provides water to the home, front yard and south yard areas. There is an underground sprinkler system that distributes the water from the wells to the beautifully landscaped yard.
The privately owned lake area was dug by excavating gravel and went clear down to a red rock bottom. The lake is about 9' deep towards the north end and 15' deep closer to the dam at the south end. The lake is stocked with largemouth bass and channel catfish. The owners own their water rights and have permits to allow selling of water from the lake. The farm land has been leased to a local farmer who takes great care of the tillable land. This property generates a nice stream of income from CRP contracts, farmland production and oil & gas royalty payments. There is a large stockpile of easily accessible gravel that can be sold to the Harper County highway department for up to There are other gravel - sand reserves stacked approximately 9' deep that may total up to 150,000 cubic yards. Income from the sale of gravel can help offset the purchase price of this property.
