Ranch Description
Cross Arrow Ranch is the single-most sought-after collection of contiguous farm and ranch land in Northeast Texas. It contains 23,360 +/- acres of fertile Texas soil. The ranch is more than just an operating cattle ranch it also currently derives income from farm leases, and hunting leases, as well as, timber production. Cross Arrow Ranch is comprised of two well-known Texas ranches. The Cross Arrow and Hearts Bluff. Both sides of the ranch are well watered with several large lakes, numerous stock ponds, and wet weather creeks and springs feeding into the Sulphur River. This ranch is prepped with all the necessary equipment, fencing, water sources, and staff to run a high-income-producing multi-faceted operation. Set in strategic locations across the ranch are numerous sets of commercial working pens, many with shades and hydraulic chutes. There are adequate barns for horses and other livestock, and the fencing and cross-fencing allow for ease of movement for cattle from all areas of the ranch. Settled 135 miles northeast of Dallas, Texas, and just 20 miles south of the Red River separating Oklahoma and Texas, Cross Arrow Ranch is home to the Magic Valley Lake. An immense 70-acre reservoir drawing all types of waterfowl and even the occasional bald eagles, these rolling hills of North East Texas will give you the constant feel of being in the open frontier. Wildlife abounds on the ranch with healthy populations of whitetail deer, turkey, feral hogs, along with a sighting of more elusive animals from time to time, such as black bear. The ranch is currently under-stocked but could easily sustain upwards of 3,500 head with current grazing rotations in place, coupled with the high average rainfall amounts for the area. With the prime location, ample facilities, and a crew already in place to continue operations, it's easy to see why the Cross Arrow Ranch is a perfect opportunity for a turnkey operation for the farmer, hunter, or cattleman.
