Location Located approximately 3.5 miles north of Clifton, Texas, on scenic FM Highway 1991, the property is an easy 1.5 hours southwest of Dallas and Fort Worth, and only 45 minutes northwest of Waco.

Terrain The ranch offers outstanding topography with over 160' of elevation change, plateaus, ridges, rock outcroppings, and overlook points, providing scenic panoramic views of the ranch, Bosque River valley to the west, and surrounding countryside. The perfect spot to take in an early morning sunrise or watch in the evening as it fades below the western horizon marking the sky in shades of purple, red, and orange. The diversity of tree cover is typical of Bosque County with live oak motts scattered throughout, red oak along the hillsides, and elm, hackberry, cedar and mesquite intermixed. Approximately 80 acres located on the south end of ranch are annually farmed and planted in milo. This collection of features hosts an abundance of wildlife and promotes excellent hunting opportunities.

Hunting and Wildlife This portion of Bosque County is known for outstanding hunting and abundant wildlife and the Moore Mountain Ranch should be no exception, with a healthy whitetail deer population along with turkey, dove, hog, and varmint. The property provides a variety of woody stem browse such as oak, cedar elm, elbowbrush, bumelia, catclaw, sumac, skunkbush, and greenbriar along with plentiful forbs such as common chickweed, silverleaf nightshade, Illinois bundleflower, plantain, and prairie verbena, all that are beneficial to wildlife.

Water Surface water is provided by 2 stock ponds and multiple wet weather branches that feed their way through the draws and valleys found on the property. One such drainage is fed by a sizeable watershed and offers the potential for constructing a 8+/- lake. This addition would put the ranch on another level. Underground well water is generally easily attainable in this area if a good trinity water well is desired. There is an old water non-operable water well near the barn.

Roads and Fencing The ranch's west boundary fronts along quiet FM Highway 1991 for -1.0 mile with one gated ranch entrance access point off of pavement. An all-weather road leads into the ranch connecting with multiple interior pasture roads and trails that provide easy travel through the property. Perimeter and cross fencing range in condition from good to poor, with the north boundary being fairly new high fence. The fence along the fm road consists of rare concrete post construction.

Barns There are a couple old barns located on the southern portion of the property. Neither of these structures offer any contributory value to the sale.

Leases The ranch is currently leased for farming through October of this year.

Easements There are no pipeline, large transmission line, or neighboring land owner access easements encumbering the property.

Property History We are honored to offer the Moore Family Farm For Sale. The family's roots in Bosque County go back generations. Elif A. and Torese Moore had a great love and respect for the land and passed that love to later generations. Elif often brought his grandchildren to the farm creating cherished memories as they rode in the back of his pickup truck, chased lambs, watched the cattle grazing the pastures, learned to shoot, picked pecans and figs, and even fresh corn from the fields for dinner. Other memories of making homemade ice cream and hearing a thunderstorm off in the distance, all instilling a fondness for those simpler times spent in Bosque County and a great appreciation of the natural features found here.

Elif Albertson Moore came from a family of multiple talents. His father was a trained and well respected medical doctor, a banker, a mercantile store owner, farmer and rancher. His mother, Amelia Moore, daughter to Danish immigrants, was trained in music at the Cincinnati Conservatory of Music.

Torese Jorgenson Moore was the daughter of Norwegian immigrants who farmed land near Clifton. She put herself through school to become a teacher in a one room schoolhouse and took particular delight in Math, doing sums in her head well into her 90's.

Understanding the significance of the heritage and history of the region, Elif's Master's Thesis was dedicated to documenting the settlement of Bosque County by Norwegian immigrants. Titled The History of Clifton College, it was published in June 1927. It was donated by the family to the Bosque Museum in Clifton and is listed in the online Library Record of the Bosque Museum. Elif became a science professor at Clifton College. In his spare time, he began acquiring relics from the settlement of Clifton and curated the collection in the Clifton College basement. Later, this became the foundation of the Bosque Museum.

During that time, Elif and Torese expanded their land holdings near Clifton.
