Hunting Land with Ponds : Marion : Perry County : Alabama

Ranch Description

701 acres +/- of hunting and timberland for sale near Hamburg in south Perry County, Alabama. Here is a great opportunity to own a timber producing tract in the middle of some of the best hunting in West Alabama. This tract is located in the Hamburg community, between Marion and Marion Junction. The tract lays well, and has 3 lakes for fishing, and a little hole that could hold a few wood ducks. The addition of this the lakes makes this a year-round recreational property. There is a good bit of row crop production in the surrounding area, and that is great for growing those big deer that the Black Belt is known for.

Mosquito Road, or Seven Bridges Road as the locals call it, is a dirt road that runs through the property. Approximately 380 acres is on the north side of the road, and about 321 acres lies south of it. There is power on the east end of the land. A good network of internal roads and trails leads through the properties. There are several creek drains that flow in different parts of the tract. The lakes have small piers for fishing, and there are a couple of little boat launches to allow you to get a boat into the different lakes.

Timber- The timber has been managed for the past 20 years. 530 acres +/- of the land was planted in loblolly pines in 1998. Approximately 350 acres of those pines were planted on old ag fields, and about 180 acres were planted on cutover. Those pines have been once thinned, and it is a good looking stand of timber. There are approximately 6 acres of pines that were planted in 2008. There are areas of cedar thickets and some hardwood drains along the creek bottoms. The mix of timber allows several different types of hunting opportunities. The tract is located in good proximity to mills in Selma, Pine Hill, and Maplesville, allowing you to get competitive prices for your timber when it sells.
