Ranch Description

The Grove is 58 acres +/- of land for sale near Livingston in Sumter County, Alabama. This beautiful property can be a great rural retreat or as an income generating business venture. The Grove was once used as a rural wedding and event venue, and is now used as a sporting dog training facility. This is a property that offers fantastic recreational and hunting opportunities. It is set up well for all types of hunting: food plots for deer hunting, a dove field, fields for wild quail, and a duck hole that can be flooded in winter to bring in the wood ducks. There is an inviting lake, about 4.5 to 5 acres in size, that is stocked with bass and bream and begging for you to make a cast. The fields are set up well for hosting dove shoots, or for working dogs to flush a covey of quail. This part of Alabama's Black Belt is famous for the outstanding deer and turkey hunting.

The Main House is a 2 story home that was built in 2010, and has 3 bedrooms and 2 baths. It has a large great room with a stone wood burning fireplace (with insert) and a beautiful wood accent wall and wooden beams. There are two bedrooms upstairs with one bathroom upstairs. The master suite is on the main floor with a large bedroom and an adjoining master bath with his and hers sinks, a shower, and a tub. There is a new screened porch in the back and also the deck was recently covered to allow you to enjoy the sounds of nature in this peaceful setting. The owners say they have wild bobwhite quail that call to them nearly every morning while they drink their coffee on the deck. The home has a shingled roof and a large carport. The main home is approximately 1750 square feet.

The Shiloh Cabin is a beautiful getaway deep into the property that was constructed in 2013. This home lives up to its name, Shiloh “Place of Rest”. The home is a one level home with 2 bedrooms. There is a nice stone wood burning fire place in the great room, and the floor plan is an open kitchen, dining, and living room area. There are nice porches on the front and rear of the home. This house has a metal roof, and is approximately 972 square feet.

The Event Barn/ Kennel- This building is about 1/2 open area under roof and 1/2 divided into multiple rooms. When The Grove hosted weddings, the wedding party used this building to dress and prepare the food. There is a dressing room for the groom, which is now used as an office. There is a small commercial kitchen for food preparation, a men's bathroom, a Bride's dressing room with a connecting bathroom. The owners have converted the open area of the barn to a kennel, and it is actively used to train bird and sporting dogs. There are several other barns and storage buildings used for equipment and implements for the farm. There is a technical pond on the south end that is used during the wet season for training dogs to swim and retrieve for waterfowl hunting.

A great network of internal roads and trails leads to the various food plots and open areas throughout the property. There is a 3D archery range in a stand of beautiful hardwoods near the main home. The Grove, where the wedding ceremonies were held, is a nicely groomed area amid a stand of large cedar trees. Attendees and the wedding part could enjoy the ceremony in the shade of these stately trees. During the day we first visited the property, there were 15-20 wild turkeys scratching in the cedars in the grove. The open land on this property could easily be used for grazing livestock if that is what the new owner prefers. The timber on the property is a mixture of large mature hardwoods, some younger, thicker mixed timber, cedar and hackberry, and some pines.

This neat property offers income opportunities as a wedding and event venue, as a dog kennel, or to rent some of the rooms and the house to students or professors from the nearby University of West Alabama. This property is a lot like dynamite, it packs a big punch in a small package. This is a unique opportunity that you will want to visit. The annual property taxes for 2017 were $1092.
