Whiteoak Valley
Cr 167 : Jemison, AL 35085
Chilton County, Alabama

Ranch Description
White Oak Valley Plantation is one of the premier sporting destinations in the Southeastern United States, and is now available to you for purchase. The current owners thoughtfully shaped every aspect of this 2700 acre +/- property in Chilton County, Alabama to be the ultimate outdoorsman's property. The level of planning, attention to detail, craftsmanship, and construction is unlike any other property I have brought to market. If the thought of owning a legacy property where catching trophy bass and harvesting world class whitetail deer appeals to you, White Oak Valley Plantation is a place you must consider. During your visit you will be impressed with all of the work the owners have done to develop this special place. You are unlikely to find any another single property in Alabama with the same potential as White Oak Valley Plantation to catch a state record largemouth bass and harvest a state record whitetail deer. Think of the memories you and your friends and loved ones could make on this property.
The land is a great combination of bottom land, ridges and hollows, and everything in between. The topography varies quite a bit over this large property. A great internal network of dirt roads and trails leads throughout the property, providing access to all of the different areas. The timber is a combination of large bottom land and upland hardwoods, planted long leaf pines, loblolly, and Virginia pines. The existing timber provides great natural habitat for the deer, turkey, quail, and other wildlife that live on this property. The tract lays well, and feels immense when you are riding through it. There are over 300 acres of game plots for the wildlife on the property.
The combination of luxury amenities, trophy sporting opportunities, proximity to Birmingham, conservation easement potential, and income producing activities makes this one of the most unique legacy properties available for purchase in the Southeastern US at present. This property has multiple potential streams of income that could be enhanced and maximized for even more revenue generation. It would be hard to find a better location for a corporate retreat or full-time paid hunt and fishing outfitter.
World Class Deer Hunting
Consistently producing healthy 200? to 300? whitetail deer takes a firm commitment to providing them with all of the resources they need. Almost the entirety of this property is in an 8' high enclosure; ~14.5 miles of fencing span the perimeter and comprise the internal enclosures. The genetics of the native herd are impressive, with the owners taking native bucks over 150?. The owners have introduced genetics from the best Texas whitetail lines to produce healthy, vigorous, large typical bucks. Some of the lines of genetics introduced into this herd include: Gladiator, Gladiator II, Gladiator Iii, Gladiator Mulie, Gatsby, Gladiator Blackfoot, Triple Crown, Easy Does It, and Jesse James.
At over 2600 acres, the enclosure is so large that it is like fair chase hunting. The owners have released more than 200 bucks into the trophy refuge and many in the 150? to 180? range were released into the 560 acre enclosure. The owners sell trophy hunting opportunities to paying clients annually, and this is a good ongoing revenue generator for the property. One hunter harvested a 273? buck, which is potentially the largest whitetail ever taken in Alabama with a bow.
Deer Breeding Facility- There is a nice deer breeding facility with all of pens and Priefert panels and catch equipment needed for AI operations on the herd. There is a soft release pen and several smaller pens that can be used for isolation if needed.
Trophy Bass Fishing and Water Resources
Blue Buck Lake- From its inception, Blue Buck Lake was constructed to be one of the finest sport fishing lakes in the Southeast. Comprised of over 55 surface acres of water, the owners constructed rock piles, logs, brush piles, humps, and other habitat and then marked the 57 different locations in the lake with GPS coordinates so locating the lunkers would be easier. Although locating them may be easy, getting these trophy fish in the boat is the real challenge. Using techniques commonly seen on Lake Okeechobee, anglers have caught hundreds of bass weighing over 10 pounds. One experienced angler reported catching a bass within 2 ounces of Alabama's state record (16 lbs 6 oz). The depth of the lake varies from 3' along the banks to 44' at its deepest point. The lake was originally stocked with a tremendous amount of forage to help launch the bass on a trophy trajectory. The original stocking included 55,000 bream, 55,000 threadfin, 55,000 mosquito minnows, 2,000 pounds of crawfish, 1,000 pounds of frogs, 5,000 hybrid crappie, and 2,500 F1 tiger bass. The lake is intensively managed to prevent overcrowding and to continue producing the trophy bass that keeps guests coming back. Guests line up to book their chance at catching the fish of a lifetime, and this is another way the property generates income. The lake is currently managed by Lake and Land Aquatic Solutions.
East Lake- Having one lake on a property that produces 10 pound bass is a rare treat, but having two is angling nirvana. East Lake is approximately 10 acres, with its own boat launch. It is longer and more narrow, and offers a good bit of shoreline for the largemouth to hunt for forage. This is a true honey hole destination. There are numerous wood duck houses around the lake to offer habitat for the waterfowl that visit the lake.
Barn Lake- The barn lake is in one of the pastures near the horse barn. It has been stocked with rainbow trout for fishing in the cooler months and winter.
Trout Lake- There is a 1 acre cold water lake lying above Blue Buck Lake that offers trout fishing opportunities in cold weather.
Large Creeks- There are 3 named creeks on the property that offer year-round water to the wildlife. Watson Creek, Third Creek, and Cobb Creek all flow through, providing water in different locations.
Lodging and Improvements
Main Lodge- There are two custom, Jim Barna design lodges on the property that offer luxury accommodations to the guests. Both lodges were completed around 2007. The main lodge is perched atop a high hill overlooking spectacular Blue Buck Lake. This lodge is approximately 7500 square feet divided among 3 levels. This lodge has 5 bedrooms and 5.5 baths, and an internal elevator that reaches all 3 levels. On the main level is a beautiful kitchen with high-end appliances. There is a large dining room table to serve your guests the gourmet game taken from the property. The focal point of the great room is the large stone fireplace. The large windows offer sweeping views of Blue Buck Lake. The porch wraps around, and is a fantastic spot for entertaining guests in the outdoors. The upper level has bedrooms and baths for the guests. The basement level has a custom bar for entertaining, a game room, a large living area, and another bedroom suite.
Second Lodge- The second lodge is also a Jim Barna design, and is situated on a hill overlooking Blue Buck Lake. This lodge is approximately 4500 square feet spread over 3 levels. The top 2 levels have 2 bedrooms and 2.5 baths. The basement level has its own bedroom suite, complete with fireplace, kitchen, and living room. The main kitchen is well-apportioned with granite counter tops, stainless appliances, and custom cabinets from Bluewood Arts. French doors in the living room lead onto the large, wrap-around porch.
Barn/Lodge- At the entrance to the property is a building that doubles as a barn and lodge. It is approximately 2400 square feet that has a living area, kitchen, office, and bathroom. This would be a good place for guides or large groups to room together. The other part of the building is an open barn or shop area used for cleaning game or storage.
Horse stalls- A four stall horse barn is situated near the entrance to the property. There are two pastures, totaling almost 8 acres adjacent to the horse barn. The property has almost 100 miles of internal roads and trails that offer countless opportunities for trail riding on the Plantation.
Boat House and Docks
Your fishing excursions can depart from the boat house and docks on Blue Buck Lake. The dock provides several covered slips for launching or mooring your fishing boat. There is a tackle locker, refrigerator, and bathroom at the boat house. The docks offer even more space to tie up boats, and there is a boat ramp for unloading or trailering your boat.
Access to the property is limited via an electronic gate at the entrance with a key pay or remote entry devices. The main lodge is approximately 3 miles from the entrance gate. Privacy is the ultimate luxury while you are on the Plantation.
Conservation Easement Potential
White Oak Valley Plantation has significant appeal because of the conservation easement possibilities associated with the property. The Plantation was originally developed to be an equity share property with 29- 5 acre parcels surrounding Blue Buck Lake to be sold for each. The owners went to great effort and expense to have preliminary studies done on the wildlife and native flora and fauna on the property. There is potential for a conservation easement that allows you to protect this legacy property in perpetuity, while realizing some of the significant tax benefit now. With almost 3 miles of frontage on Interstate 65 and a sporting development next door, there is a good case to be made for the feasibility of donating an easement on this property. For more information about conservation easements, please consult your attorney or tax professional.
Location, Location, Location
You will be hard-pressed to find such a high quality recreational property anywhere near a metropolitan city in the Southeastern US. The property lies on the east side of Interstate 65 in the Jemison community of Chilton County. By Highway the Plantation is approximately 145 miles to Atlanta, 230 miles to Mobile, 140 miles to Huntsville, 220 miles to Nashville, 305 miles to New Orleans, 265 miles to Memphis, and 425 miles to Jacksonville, Florida.
