Located at the end of Hardison Road (Sr1576), this isolated, tract contains a total of 144.5 acres: 43 acres of which is flooded duck impoundments: the balance of the acreage is set-up for big game. This hunting tract has all the capital improvements that will allow you to step right in and hunt duck and deer this season. There are four separate impoundments. Pond 1 contains 13.37 acres. Pond 2 contains 9.16 acres. Pond 3 contains 9.83 acres. Pond 4 contains 10.57 acres. Each impoundment can be individually filled by means of a 4” PVC water supply outlet fed by an electric pump from a 6 inch well. You can pick and choose which impoundment(s) are flooded or not. At the end of the season just drain the impoundment by means of steel risers and drain culverts recently installed. It doesn't get easier than that. There is a 5.68 acre lake at the southern end of the property that stays full of water year round. Bream and bass in case you want to wet a line. Currently, there is one duck blind in impoundment 2 and there are two existing duck blinds in impoundment 3. You will have to see these blinds to appreciate the effort that went into their installation. These are all substantial duck blinds. A large portion of the acreage is dedicated to deer hunting. A well maintained, and gated, road system leads into this section of the property, and numerous mowed shooting lanes provide excellent fields of fire for about a half dozen productive tree sets. In addition to deer, the owners have had good luck with wild turkey as well as quail. At the end of the hunt you can conveniently store your gear in the large, steel Quonset hut located near the entrance to the property. This 35' x 60' steel Quonset hut is perfect for storage of all your important gear, vehicles and equipment. This building is on a concrete slab, is well lit, and has an electric overhead door. On the vacant lot adjacent to the Quonset hut there is an existing septic system already installed. Bring your RV and hook right up. In the future it may serve a hunting cabin or private residence. Additionally, there is yet another existing septic system located on the tract on the deer hunting side of the property which could serve an additional hunters cabin.
