East Shore Forest

Ranch Description

East Shore Forest is in western Maine and can support a variety of uses due to the gently rolling terrain, fast-growing and productive forest, extensive town road frontage, and an approved subdivision. The property is 500 ft to the east of Embden Pond, a deep lake with a significant trout fishery, while the eastern border is just below the top of what is locally referred to as Dunbar Hill. The scenic Carrabassett Valley, home to Sugarloaf Ski Resort and Flagstaff Lake, is a 40-minute drive and The Forks, the whitewater rafting mecca, is under one hour to the north.

The property is accessed from two, town-maintained road, both of which are in excellent condition and collectively, provide over 3,700+ feet of frontage. There are well-established internal trails for management and recreational activities, including snowmobile trails. Along East Shore Road, there is a town-approved, eight-lot subdivision, two with existing wells. The topography is rolling, with a northwest exposure. While most of the soils are well drained, there is a mapped wetland in the northwestern corner. Intermittent streams flow throughout the property. The forest and trails offer many opportunities for recreation including hunting, hiking, snowshoeing and snowmobiling. A club-maintained snowmobile trail runs west to east across the property to access Embden Pond for ice fishing.

The forest supports a mixed species composition of northern hardwoods, spruce, fir, hemlock and white pine. The woodlot has been managed for decades, with periodic small entries over time creating a mix of age classes. There is also a nice mixture of pole-sized through large sawlog-sized northern hardwood and mixedwood stands. The property presents a good opportunity for quality timber production. With diverse species and size classes, as well as good soils, continued judicial management will yield long-term financial results.
