The Halcyondale Tract is located in southern Screven County less than a mile from the Ogeechee River. This property is a sportsman's paradise being situated between two large tracts totaling over 5000 acres. The diverse tract contains 358 +/- acres of which approximately 200 acres are in mature hardwoods with another 20 +/- acres in merchantable pines. 70 +/- acres were clear cut in 2006 and replanted in pines in 2007. In addition to the planted pines several large food plots were established and 500 sawtooth oaks were planted. Fall planting included Durana clover and chicory, and spring planting will be round up ready corn and soy beans, and LabLab. The owners have managed the property for quality deer, and wildlife is abundant. In addition to the food plots, there are three agricultural fields on the south end of the property that are leased out for farming. Soybeans will be planted in 2009. These fields would also be excellent for dove fields. The hunting cabin has 3 bedrooms and 2 baths, and a kitchen/great room with a wood burning stove. The interior has been renovated. There is a large storage room and an equipment area that is also enclosed. The cabin is being offered with all furnishings and appliances. Included in the asking price is the farm equipment and vehicles needed to operate and improve the property. A list of equipment and cabin improvements is available. A deep water well was installed in 2005.
