The property is currently fairly well drained, with a good basic system of ditches and roads that will be impacted by the final Wetland Restoration Plan. The buyer will be tasked with the formal process and all expenses of completing the final Army Corps of Engineers approved Wetland Restoration Plan that is currently in draft form and moving towards completion. A buyer can expect to work closely with the Army Corps of Engineers and the NC Dept. of Environmental Quality. The Wetland Restoration Plan will affect the Forestry Management Plan drainage map, road system, culverts and water control structures.
