The mouth of the property opens into a canyon which can only be accessed from the farm. While the majority of the 2-mile canyon resides on BLM, it is effectively a private access only.

The tenants will be required to pay per month in rent and the utilities. The tenants receive ALL the produce from the farm, but it is really a retirement project and a garden to grow. There are plenty of restaurants in Moab and Telluride willing to buy your organic fruits and veggies. There is a tractor with a small backhoe, a John Deere Gator and even ATV's for recreation on occasion. Canyons surround the property and there are many canyons to explore in all directions.

The main house has one large bathroom with deep soaking tub and shower, laundry, a master bedroom and a sunk in living room as well as a family room, either of which could be used as a second bedroom. There is also a smaller 2nd bedroom that is typically used for storage. Tiled floors and counter-tops make cleaning and maintenance easy. It is fully furnished, but the owner would remove the furnishings if preferred. There is a separate building full of exercise equipment. There is a pole barn for storage, a shade work area and a chicken coop ready for chickens.

The ideal partners on this project have experience expanding an organic farm, solar, hydro, etc. They also must be fun to be around and have a vision for the future. They must be comfortable living remotely and able to adapt to almost any situation.

The farm has DSL land based internet and phone. It also has amazing deep well water, electric, a creek, water rights, and more nature than one human being can handle.

It is the owner's plan to build his retirement house adjacent to his current office, approximately 100 yards away. But the main house is permanently set for long term renters and caretakers. The structures are not fancy, but they are adequate and amazing nature.

A two-year lease is available to the right candidates. This is not a first come first served opportunity and potential renters will be required to visit the property before being considered.
