Union Point Forest is an east-central Georgia timberland investment enhanced by gentle terrain, mature hardwoods, a pond and the North Fork Ogeechee River. While the property is rural and quiet, it is located near four of Georgia’s largest cities: Athens, Atlanta, Augusta and Milledgeville. The property has 350 feet of frontage on Highway 278, a paved state road and there is a good interior road system.
Union Point Forest offers multiple recreational opportunities with its oak hardwood stands and water features. It also provides the opportunity to establish new pine stands on the upland areas, making the property a solid timberland investment with wonderful hunting and fishing options. From the road frontage, the terrain is fairly level through the narrower part of the property and past the pond. Then, the property boundaries widen to include an upland plateau that has been cleared and is giving way to natural pine and hardwood regeneration. From the plateau, the terrain slopes gently to the south to the North Fork Ogeechee River as it runs west to east through the property.
A timber cruise was completed in November 2015 and the pine areas were harvested in 2014. They were not replanted, so they prepared and replanted or cleared for a home site or hunting cabin. The hardwood areas were not harvested so the timber inventory cruise focused on these areas. A property-wide Capital Timber Value (CTV) of approximately acre) has been established. The stumpage values used will vary depending on the weather, the economy and the market demand for the timber.
