Ranch Description

Upper Michigan 80-Acre Wooded property with Hunter's cabin for sale. (Michigan Deer Management Unit 121). This property is located near the center of The Stonington Peninsula, which is a finger of land that juts into Lake Michigan from the southern coast of Michigan's Upper Peninsula. The Stonington, the Nahma, and Garden Peninsulas are part of the 291 square miles of land that make up DMU 121. The area contains National and State Forest Lands, Private land, with areas of agricultural lands and lowland deciduous forests. This mixture of lands, the relatively mild winters here, along with the more productive and longer growing season, produces favorable habitat for Whitetail deer. Their preferred food sources of grasses, hardwood leaves and lily species are widespread throughout. The area is known for good hunting - Big Deer with Big Racks. The property is bordered on the north by the Hiawatha National Forest, which has thick, old growth timber; and it is only a half-mile walk from the property to Lake Sixteen. This 117-Acre lake is only about five feet deep and provides water for wildlife and waterfowl. The Stonington plays a crucial role in the migration of the Monarch butterfly, which gather on the peninsula in September before migrating across Lake Michigan to Door County, Wisconsin. Thousands of monarch butterflies are seen in the surrounding cedar trees during this time. Also, because many smaller birds won't cross bodies of water if they cannot see land on the other side, the Peninsulas allow birds to work their way south down the Peninsula, then "island hop" to Wisconsin - making this a paradise for viewing the birds migrating up the peninsula in the spring, and down in the fall. It has been called the "Point Pelee" of the Upper Peninsula, because of its similarity to the lush Carolinian forest oasis at the southern tip of Canada, called Point Pelee National Park. The Hiawatha National Forest program to assist migratory birds has been successful, so bird watching for shore birds, loons, raptors, osprey, and eagles has become a highlight of this area. The Stonington is surrounded by the Little Bay De Noc on the west, Big Bay De Noc on the east, and the main body of Lake Michigan on the south. Fishing these waters is only a few miles away from the property offered for sale. So if fishing is your sport, you'll find year round walleye, trout, and perch available. At the tip of this body of land is the Peninsula Point Lighthouse. It was built in 1865, following the United States Civil War, and was in active service until 1934. Several groups, such as the Stonington, Michigan Grange, the Forest Service, and the Civilian Conservation Corp have worked together to repair the ten-sided tower and other buildings, and create the picnic grounds that are available to the public today. Other area outdoor activities include hiking, x-country skiing, camping, and snowmobiling. The Rustic Cabin has log siding and an asphalt shingle roof. It is made up of a 13x17 Main Room which contains the Sitting, Cooking, and Dining Areas. It is heated with a Warm Morning Lp gas stove, and there is natural light coming in ceiling sky lights. The Sellers have used a small portable generator to take care of their minimal electrical power needs. If more power is desired, the installation of a private generator is recommended. A 9x11 Bunk Room addition at the back of the cabin had two double beds. Outside of the cabin is an 8x14 open deck, an 8x8 storage shed, and a privy. The property is composed of about one-third open areas, and two-thirds wooded areas. Cabin access is via a half mile long seasonal road, that is off a year-round access County maintained road. If you are seeking a cabin property with outdoor fun in every direction, call for your appointment today.
