This property is located in an area of Alabama with a long history of large landholdings and world class sporting traditions. This property lives up to the local legacy with an outstanding combination of recreational opportunities and a strong timber upside. Approximately 500 acres of the property is under high-fence for game management. Approximately 15 food plots are strategically located throughout, both inside and outside the enclosure.Many of the plots have shooting houses which will convey with the land. The timber on the tract is a great mix of mature hardwoods, varying ages of pine plantation (from poles to pulpwood), and approximately 50 acres of 1 year old clear-cut. The Pea River makes up much of the eastern border, and the tract has slightly over 7000' of river frontage. Approximately 90 acres lies east of the Pea River in Barbour County, and the remaining 919 acres +/- of the tract is in Bullock County (based on information obtained from the county tax assessors). There is ample, year round water for the wildlife, with Little Indian Creek, Spring Creek, and the Pea River flowing through the land. There are 4-5 acres of sloughs on the south end of the property with flooded timber that invites ducks. The high fence was in place when the current owners acquired the property approximately 9 years ago. The fence runs for roughly 4.5 linear miles, and the posts are round metal poles. The owners have not introduced improved genetics to the deer herd in the fence, but have managed the native population by planting crops and supplemental feeding. They have killed some 170?+ deer, which is impressive for a native herd. Two of the adjoining properties are large row-crop farmers that produce corn and soy beans, which only serves to enhance the wildlife habitat and herd. The soils range from bottomland to sandy and well-drained. The property is fairly flat, with only about 40' of elevation change over the entire property. No current timber cruise is available at present, but with strong hardwood prices the value is substantial. Near the entrance on the north end are the only structures on the property, which are an old mobile home and a small storage barn. Power, natural gas and county water are available at the road. The property has paved frontage on County Road 35. The tract is located near the community of Smut Eye, close to Union Springs.
