The Kilday Ranch is located approximately 55 miles northeast from North Platte, NE. It is near equidistant between the towns of Stapleton and Dunning NE. The rural address for the ranch is 238 Ave 190, Dunning, NE. The ranch resource contains approximately 9,690.57 deeded acres by county record. The unit is in four non-contiguous tracts. The largest tract being the central unit which contains 7,297.69 acres located in both Logan and Custer Counties NE, the south unit 632.23 acres located in Logan County, NE and the northwest units (two tracts) containing 1,760.65 acres located in both Logan and Thomas Counties, NE. Total 2014 real estate taxes for the ranch were The Wild Horse Creek traverses through the northwest portion of the all contiguous central unit containing approximately 7,297.69 deeded acres. Wild Horse Creek supports approximately 1,000 to 1,100 acres of sub-irrigated meadow that can be both hayed and/or grazed. More than sufficient hay can be produced on the central unit portion of the ranch to meet winter supplement needs. Consistent hay production is estimated at 2500 big round bales annually by the ranch owner. The central unit has a relatively new Wardcraft home, and older home along with a modest set of corrals. There is a nice tree break in the area of the building sites. Both the central and south units have direct access via county gravel road and mail route.  The ranch is considered well above average relative to stock water utilizing a network or underground pipelines with stock tanks on the central unit. Stock water is strategically placed throughout the ranch to facilitate an ideal rotational grazing program for either a yearling, cow calf operation, or a combination. The ranch has been well cared for with the rangeland in good to excellent condition. Fences are considered to be in average condition.  The Kilday Ranch is located in the southeast-central portion of the famed Nebraska Sandhills, known as one of the finest cattle producing regions in the United States. The Sandhills of Nebraska is the Nation’s largest undisturbed native grassland area. It covers approximately 13 million acres in 20 counties located in the north central part of the state. The grasses are vigorous and nutritious and have proved themselves as drought tolerant species centuries ago by supporting vast herds of Buffalo prior to the arrival of the white man.  The Sandhills of Nebraska also sits on top of the largest fresh water aquifer in the continental U.S. known as the Ogallala or High Plains Aquifer. It supports fresh water bearing material where this ranch is located in the range from 400’ -800’ in depth. Stock wells and irrigation wells are generally considered shallow by comparison to other cattle producing regions in other states.  The rainfall belt in the area and location of this ranch ranges from 17” - 20” per year with the majority of it falling during the grass growing season. It is generally considered consistent and reliable to the extent that cattle sell downs because of drought are rare.  There are very good sale barns located at Burwell, Bassett, Ericson, and Ogallala, NE. Cattle can be marketed from this ranch to any of these long standing, reputation sale barns. All of these sale barns conduct special stock cow, bred heifer, yearling and calf sales in throughout the year. Buyers from several states are on hand to create a consistent, top-end market for all classes of cattle.  This ranch has a nice production of sub-irrigated meadow for winter hay production with the balance in native Sandhill rangeland. The rangeland can be rated in a range from.45 to.65 AUMS per acre on an annual basis. The owner will convey all owned minerals and will cooperative with 1031 exchanges.
