Ranch Description

New York mostly wooded property with stream, ponds and 2-story farm house with garage and workshop for sale. This ~2,552 SF, 1860'S vintage, two-story, 6 bedroom, 2-1/2 bath farm house with ~1,775 SF, 2-bay detached garage with 1.5 story workshop on ~62 acres, is located on a quiet country road in a wooded setting with two natural ponds and Cold Spring Brook passing through the property. The house has all the charm and character of homes built in that era, including a beautiful staircase just inside the front entrance door. Filled with treasures and furniture from previous generations, it is being sold 'As Is', fully furnished with only a few items being removed and almost move-in ready. All appliances and most of the furniture will stay. The property was purchased in the mid 1970'S by the parents of the current owners for both recreation and relaxation. It was fully surveyed at that time. Portions of the house have been remodeled over the years. Some rooms were re-insulated and re-wired at that time. Throughout the house you find 10' ceilings, ceramic tile floors, oak wainscoting and cabinetry, original doors and molding and solid wood floors. Wall finishes include painted sheetrock or plaster and mixed generations of wallpaper. Some rooms were finished with ceiling tile, paneling and carpeting as well. A small wood burning stove is found in the cozy office/study above the kitchen. Built on a solid stone foundation the wood framework remains true. The unfinished basement is spacious and dry with ~1/2 having a concrete floor. Especially remarkable is the large 'ice box' in the center of the room. There is currently no main heating unit in the house at this time. The previous unit was a boiler fueled with heating oil which had surpassed its life expectancy and removed. It is now seasonally heated with a wood stove in the basement and propane heater in the living room. Additional features include baseboard heaters throughout, 200-Amp electric service with breakers, 50-gallon electric hot water heater, 100' deep, drilled well with submersible pump, 1000-Gallon concrete septic tank with leach field, cedar clapboard siding and copper pipe plumbing. A roomy attic is filled with insulation yet to be installed. The asphalt shingle roof was replaced ~30 years ago. The 264 SF front screened in porch will allow you to enjoy the sights and sounds of the country when insects are about, while the 194 SF covered porch will serve a similar purpose the remainder of the year. A detached, two bay garage and adjoining two-story workshop were built on a portion of the original barn foundation. With both electric and water available, future use is only limited by one's imagination. There is ample room inside for any number of 'hobby farm' activities as well as abundant space to store maintenance and recreational vehicles and accessories. A short walk out the back door reveals an area occupied by a large diversity of plants and animals native to northern NY including a blue heron rookery, found in the northernmost pond. The clear, cool waters of Cold Spring Brook originate a mile or so north of this location, flowing south off the Tug Hill Plateau and traversing the property on their way to Oneida Lake. The most common fish species found in the stream and ponds are native brook trout, bullhead and panfish. Major tree species include sugar and red maple, red oak, black walnut, ash, cherry, beech, birch, basswood, tulip poplar, hemlock, white pine, and more. The overall health of the forest appears good. A selective timber harvest was conducted on the property in 2013. The resulting trails will serve well for hiking, ATVs, cross-country skiing and other recreational purposes. Wildlife signs would indicate deer, turkey, grouse and a variety of waterfowl, reptiles and amphibians live on or frequent the property. All oil, gas, mineral and timber rights transfer with the property. Recreational opportunities nearby include ~1.5 miles to the North Shore Golf Course, ~1 mile south to the Oswego County Recreational Trail and ~1/2-Mile east to the Stone Barn State Forest. The most popular attraction in the region for many is Oneida Lake. Aside from all the boating and swimming activities available, the Lake is best known for its walleye and perch fishery. The full menu of species however include bass, crappie, sunfish, pike, muskie and sturgeon. The Lake is popular for bass tournaments and ice fishing but highly regarded as an excellent destination for fishing enthusiasts most any time of year. The closest access is the Nysdec Public Boat Launch site at Godfrey Point ~2 miles from the property. Also available is an adjacent 33-acre wooded parcel on the south side of Beach Road offered for sale separately by a member of the Hoeper family. It shares a common eastern boundary with the ~620-Acre Stone Barn State Forest. The owner of this parcel, in conjunction with the Hoeper Trust family, will entertain offers for each individual parcel as well as one offer for both parcels combined. This is a wonderful location for a year 'round home or recreational country getaway for folks from a city or southern states, looking to enjoy the four seasons of central New York. Just 30 minutes south is Syracuse, the nearest large city where one might find numerous job opportunities, access to several hospitals and colleges, an international airport and other amenities.
