This solid 130-Acre investment/family tract of land in the heart of one of the south's preferred counties for deer, ducks, and turkey hunting. This very desirable farm in Barbour County Alabama claims many strong attributes. There is plenty of frontage on a large creek with access from an excellent road system on the property. There are several good areas for planting wildlife food plots with plenty of room for more. To add to the diversity, there are also 49 acres of nine-year-old longleaf pines that could provide pine straw rent in the near future. Many longleaf farms in the area lease the pine straw for over per acre annually. These pines were burned earlier this year and seem to be healthy and doing well. The aerial picture does not show the great lush bedding area for deer since the pines were burned early this year. There is plenty of great creek frontage without much flood zone. Actually, an unbelievable amount of only 2 acres of along the creek resides in a flood zone. There are about 80 acres of mixed hardwoods some of which are mature big oaks. In the NE hardwood bottom, there is a great running stream that is actually a group of several clear running springs that run out of the ground year-round. Many years ago, these springs were damned up creating a fish pond approximately 2.5 acres in size. The dam of this old pond is massive and still acts as a great road to cross the hardwood bottom. This pond could be rehabilitated for a fraction of what building a new fishing pond would cost or it could be used for a floodable duck pond for even less. There is a drivable trail down to the creek for your ATV or side by side to several hundred feet of creek frontage on Lindsey Creek. This is a very peaceful and private year-round running creek that seems to average about 20-30 feet in width. Once it leaves the property, it runs into the larger West Fork Choctawhatchee River which is about one-half of a mile downstream.

This property has several other things going for it such as 100 ft of road frontage on county road 41 and 100ft of road frontage on HWY 131. Gently rolling topography lends itself to farmable ground. The pines have been planted in old fields that could be inexpensively converted back into pastures or row-crop land. If someone wanted some livestock or horses, this property can easily work by mulching the areas desired. This would not be an expensive process. Electricity and county water are available at the road frontage. The pines are not in a program of any kind to hinder your future plans. Lake Eufaula is only 23 miles to the boat ramp.

Barbour County has always been known for its deer hunting and this property is a good example of just that. There is a large hardwood swamp between the northern agriculture and this property making it even more dynamic from a deer hunting perspective. Additional acreage is available.

There are good roads that travel through the property with a new gated entrance. There is a well-built internal road system accessible through a new gated entrance. There are many other trails and firebreaks for your ATV or side-by-side riding fun that link together.

Location: This property is 5 miles north of Blue Springs, 19 miles north of Ariton, 19.5 miles west of Abbeville, and 23 miles west of a Lake Eufaula boat ramp.

No commercial chicken farms.
