Approximately 42 acres are located off of HWY 95, located in the Eastern part of Douglas County. This property has it all and ready to go. You will need a truck or SUV if you plan to live here. The driveway will be at the end of the easement road on the left.

As you come into the parcel, you will cross the year-round creek. This creek does flow through the property to the southwest. There is another creek that is spring-fed up by the cabin. As you enter the property, the land will slope just a tad uphill towards the northwest. This section of the property is mainly level. As you get to the northeast side of the clearing, the land started to slope to the north gradually. There is another clearing on the north side of the property that sits on top of a ridge overlooking the valley below. There is a couple of trails that take you to different parts of the property.

The solar system is 200 watts with 235 amp-hours. The water storage tank is 300 gallons and does have a pump that brings it out of the creek. The one-room cabin may look tiny but is roomy. There is a closet, a couple of shelves, a platform for the bed, and a window. It does have a light and a couple of outlets. The brand new tin roof and a-framed shape make this cabin bigger than it looks. The shower house has a water heater, a decent-sized shower, and bathroom facilities. There is another 16X16 platform on the east side of the driveway down by the creek.

There are several raised garden beds already in place around the cabin. The soil is pretty good for growing gardens. You may have to pick some rocks. There are tons of places for you to build a garden or even plant fruit trees.

Ava, MO, is located about 30 minutes away. In this small rural town, you can find everything you need to sustain life in the rugged outdoors. Super Wal-Mart, hardware stores, grocery stores, doctor offices, and several small businesses encourage homesteading life.

Mountain Grove, MO, is located about 25 minutes to the north. This is another small rural town and provides the same amenities that Ava does. Both are great towns with plenty to offer.

Bryant Creek is about 15 minutes south of the property, as well as about 25 minutes west. These are both public access points and are great spots to put in your canoes. Then, you can enjoy a leisurely float down this stunning creek.

There are approximately 1300 acres of Missouri Conservation Land located about 30 minutes to the south. The Glade Top Trail is located about an hour west of this property as well. The Shannon Ranch is conservation land located off HWY 95, about 5 miles north of the property. There are tons of trails through this area as well.
