The Tram RD Tract 03019-03606 is a +/- 260-Acre parcel of timberland located in southwestern Union County about fifteen miles southwest of El Dorado, AR North 33.099049, West 92.891282. The topography consists of upland hills of natural pine with scattered hardwood sloping downwards to the northwest where the Three Creeks system runs through the property. Access to the eastern edge as well as the northwestern portion of the tract is available with a dirt woodsroads running for about 150 yards south of Union RD 51 aka Tram RD to where an old camp site exists. About 40 acres were planted back with loblolly pine around 2004 amongst scattered pine sawtimber and have yet to be first-thinned over 210 acres of natural pine with mixed hardwood exist along the well-drained upland hills. A small pond and hardwood creek drain are also featured within the tract. According to the Usda Nrcs web soil survey, the property consists primarily of Sacul-Sawyer complex and other fine sandy loams, which give the tract a weighted average site index of 88.6 feet for Loblolly Pine base age 50.
