The West 76 acre property is approximately 59 acres of tillable. Verdigris Silt Loam and Lanton Silty Clay make up the majority of the farm land on this side of the county road. This portion of the property for sale offers a higher ratio of tillable acreage. Duck creek flows through the west side of the property with a partly covered rock bottom. The layout of the creek allows the property to hunt big with out sacrificing the return on the investment from agricultural production. The creek rises and falls with the rains. Multiple riffles create very beautiful areas as well as easy places to cross. Sycamore trees line the banks and tower over the field edges. It's easy to imagine the branches being full of Wild Turkeys. Herons have made nest in a few of the trees and it almost gives the hike along Duck Creek a prehistoric feel.
