Location Central Eastern Oklahoma in LeFlore County. This land borders for about mile along a gravel private gas company road which affords good access to the land. It is about 3.5 miles distance to a country farm to market road. It is about 12 miles to the town of Wister. Wister Lake Park is about 15 miles. The city of Poteau is about 18 miles. The larger city of Ft. Smith, Ark is about 43 miles. Oklahoma City is about 3 hrs. Tulsa is about 1.5 hrs. Dallas is about 4.5 hrs.

AREA Description The surrounding area is about 70 rolling hills and mountains mostly all wooded. Along the creek valleys can be found farms and cattle ranches, but mostly the area is sparsely settled with the majority of the land being wilderness-type forest and wooded land.

LAND The 113 acres more or less is mostly all wooded with various types of hardwoods native to this area such as oak, hickory, persimmon, ash, red cedar and others including native yellow pine timber. The land is located atop a low mountain plateau and then it drops off sharply to a valley below where there is a mountain seasonal creek. It is estimated that there is about 30 acres of relatively level land atop the plateau. The land on the plateau is sandy-loam by nature and well suited to fruit trees, berries and garden crops. The land is about 3.5 miles to the county road at which point there is a locked gate which affords entry and access to the property. There are numerous cabin or off-grid home-sites all of which would offer tremendous views of the surrounding mountains and the valley below. One location in particular is the site of an abandoned gas well which has a private driveway ending at the estimated 4 acre cleared and level site which is adjacent to a bluff overlooking the valley below and mountains beyond.

WATER Farmers and ranchers in the area use drilled wells for their home water supply. Livestock ponds can be constructed at a reasonable cost for fishing and swimming plus livestock water. Average rainfall in this area is about 45 to 50 inches per year. If you build a dwelling on this land you will likely want to have a well drilled. All the land is mostly heavily wooded. Excellent hunting for deer and turkey. Squirrel, rabbit and other small game are popular with hunters. Black bear are sometimeSeen and Oklahoma has a bear season. Very nice spot to build hunting or vacation cabin or even a permanent home if an off-grid dwelling is to your liking. Very scenic views of mountains and valleys. No utilities available.
