Ranch Description

Priced Reduced

Awesome Bullock County hunting tract here.. 525 (+-) acres located on Highway 82, only a few miles west of Union Springs and within 45 minutes of Auburn and Montgomery. The Austin Tract is part of a larger tract owned by the Austin Family, who have lived and owned land in Bullock County since the mid 1800'S. This tract has a lot of history and is in a great locaton, surrounded by large landowners and plantations, something that is very hard to find these days. If you are a hunter looking for diversity in a tract, then this is it. A combination of rolling hills with scattered pines, planted pines, mature bottomland hardwoods, food plots, water and miles of roads make this tract very unique. On the east side of the tract are about 120 acres of planted loblolly pine, some of which have already been thinned. The rest of these pines are ready to thin now, providing some immediate income. On the northern boundary, there are 40 acres that were clear cut several years ago and replanted with loblolly pine. This area is thick, prime bedding habitat for deer and there is sign everywhere. In the central part of the tract is Barne's Ridge, about 85 acres of open land with scattered pines, managed many years now by an adjoining plantation for quail hunting. This area is ideal for a morning or an afternoon release hunt or would also be a fine place to catch a buck chasing a doe on a cold January morning. On the western boundary of the tract is over 100 acres of incredible mature hardwood in the Bug Hall Creek bottom. This is the type of hardwood that all hunters dream of having on their place... flat bottomland with massive chestnut oaks raining down acorns for the deer.. It is an impressive sight to say the least. Finally, along Highway 82 and on the southern boundary of the tract is over 100 acres of mature planted pine that have been thinned once. These trees are healthy, growing fast and can produce significant income in the future. In addition, there is a 2 acre pond on the tract and a 5 acre pasture that is perfect for horses. There is an old dog trot style home, constructed before the Civil War, on the tract and near the pond and horse pasture. This home could be fixed up and made into a good camphouse for an overnignt or weekend stay. Also, nearby is a small shed for storing deer stands, Atv's or tractors. County water and power are available and on the tract.

This Is A Top Notch Hunting & Recreational Tract In A Great Area. If You Are Looking For A Tract In This Size Range, You Need To Come Look At The Austin Tract.
