The Lapine Tract is located three miles east of the community of Lapine in southwest Montgomery County, Alabama.
The tract has gently rolling topography with approximately 1.2 miles of road frontage on three paved county roads (Enzor Road, Meriwether Trail and Philadelphia Church Road). Property lines are marked with red boundary paint.
This tract offers excellent investment potential. Approximately 88% of the tract (373 +/- acres) is established in good quality, well-stocked pine plantations of various ages. About 42 acres (10% of the tract) is in near mature pine plantation that can be harvested in the very near future. There are about 129 additional acres (30% of the tract) ready for a second thinning. Consequently, the tract will provide significant cash flow in the near future. Approximately 40% of the tract (202 +/- acres) is in premerchantable pine plantations.
The tract has high site quality and growth; all pine plantations were established with genetically improved loblolly pine planting stock. The tract is certified under the American Tree Farm System.
The tract is located in area of excellent deer and turkey habitat. There are several green fields already established with an opportunity for further expansion of green fields onto the logging decks. There are about 43 acres (10% of the tract) of hardwood drainages meandering through the tract.
Water and power are available at the public road. It is being offered on a lump sum basis (not by the acre).
