The tract has flat to hilly terrain with 0.4 miles of road frontage on Old Federal Road (Macon County Route 8) and 0.5 miles of road frontage on US Highway 80. Portions of the tract are within the city limits of Shorter and very near the Victoryland Casino.
The tract has approximately 579 acres (45%) of merchantable pine plantation, 228 +/- acres (18%) of premerchantable plantation, 205 +/- acres (16%) of merchantable hardwood, 131+/- acres (10%) of mixed pine-hardwood regeneration and 91 +/- acres (7%) of hardwood regeneration.
It has excellent investment return with high site quality and growth; the pine plantations have been planted with genetically improved pine stock. Much of it is ready for a thinning.
There are approximately 3 miles of frontage on Cubahatchee Creek which forms the southwest boundary of the property. This is excellent wildlife habitat with numerous creeks and wetland areas throughout the property with an exceptional diversity of habitat. There are 20+ green fields covering an estimated 30 +/- acres in total. There is opportunity for further expansion of green fields onto logging decks and non-stocked patches.
