Ranch Description
The Farmersville Tract has gently rolling terrain with two small hardwood drains crossing the property. It has excellent deer and turkey habitat and offers a high rate of return on well-stocked pine plantations. There is excellent access with multiple gated entrances off of Lowndes County Routes 63 and 16.
The tract has about 76 acres (51%) of premerchantable pine plantation established in 2007, 54 acres (36%) of thinned, merchantable pine plantation established in 1999 and 12 acres (8%) of hardwood drains.
There is excellent site quality and growth; all the pine plantations were planted with genetically improved planting stock. There will be significant near term cash flow as the premerchantable plantation is just 2-4 years from thinning and only ten years, or so, to harvest of the older plantations.
There are several green fields already established with opportunity for further expansion of food plots onto logging decks and power line right-of-ways.
