Ranch Description

The Middle Fork Ranch consists of approximately 3,330 deeded acres and 1,000 acres of BLM lease ground and is located near the town of Fairplay, Colorado, just 30 minutes south of Breckenridge, Colorado, and 2 hours west of Denver in Central Colorado. The ranch is very well located and offers world class fishing, good carrying capacity for grazing, and unbelievable views. The Middle Fork Ranch is a fly fishing paradise, a true Gold Medal fishery. The Ranch is bounded on two sides by Highway 285 and Colorado Highway 9 Roughly 7 miles of the South Platte River flows directly through the ranch, while Crooked Creek flows along the Northeast side of the Ranch. There are 2 adjudicated springs, as well as two man-made ponds, and the ranch owns ample water rights for augmentation of an additional pond. The fishing is endless on the ranch with excellent bends and grassy banks. The river contains mostly Brown trout with some Rainbows and Cutthroats. Crooked Creek, a small tributary crossing the ranch, is full of small Brook trout. The depth of this stretch of river, with the habitat on each bend, allows for some excellent trophy fishing opportunities. I have fished all over Colorado and this ranch is as good as I have fished. Elk hunting is good on this ranch in late season. Elk frequent the property year-round but limited bedding cover on the property make late season the best opportunity. The ranch is able to obtain Landowner Vouchers for elk, mule deer and antelope. The ranch is located in Colorado Game Management Unit 50. The ranch produces excellent high country grazing opportunities with good carrying capacity for the area. The ranch has two sets of improvements and good working facilities. Pastures are cross fenced, and a rotational grazing program is in place for the season. The current owners operate a cow-calf operation and graze the ranch from May to September/October, depending on the year. Its has a tremendous amount of sub-irrigated pastures to allow for excellent consistency in the operation. The ranch has so much bottom ground along the South Platte River, and is one of the most highly productive ranches in South Park, Colorado. The ranch is located at 9953 feet of elevation. There are good working facilities on the ranch and the proximity to Highway 285 and Highway 9 allows for Cattle to be shipped easily. The ranch is prime for a possible conservation easement and offers good possibilities for a future pond and additional river improvements. There are ample water rights with the ranch to augment the two current ponds and a possible construction and augmentation of another pond for enjoyment. Mineral Rights on the ranch are included, and the ranch has some gravel and rock mined and stored on the property. It is a good possibility to expand this potential on the property or utilize this value in an easement. Fairplay began as a historic gold mining settlement, the town was founded in 1859 during the early days of the Pikes Peak Gold Rush. The town was named by settlers who were upset by the generous mining claims given to the earliest prospectors and promised a more equitable system for its residents. Fairplay is the largest City in South Park and offers good services, lodging and dining. Breckenridge, Colorado is located just 30 minutes to the North, over Hoosier Pass. This world class destination in Colorado offers excellent accommodations, skiing and shopping. Located just over an hour to Denver, Breckenridge has become one the most popular skiing destinations for Colorado residents and worldwide enthusiasts. Access to Denver, Colorado is just 1 to 2 hours down Highway 285. This location, for folks that enjoy the Denver Bronco games or other venues, is easily accessible. Denver International Airport is just 2 and a half hours from the ranch. This rare offering, with world class fishing in close proximity to Denver and the Front Range of Colorado, is unusual.
