PRICE REDUCED by $150 per acre!!! Wild Horse Ranch is located in east central Atoka County approximately 30 miles east of Atoka, OK. Electric is not available on this property but the ranger station across the road to the east has power. Rural water is 5-6 miles down the road and would be cost prohibitive to bring to the property. The surrounding ranches have water wells for domestic use. Access to the ranch is gained via blacktop county road that borders the entire southern boundary. This road continues on approximately a mile past the ranch to an excellent concrete boat ramp onto McGee Creek Lake, an excellent largemouth and black bass lake. Interior access to the ranch is gained through a series of well placed easily accessible ranch roads. Wild Horse is a very scenic property with 200 ft of elevation change covered with native pine, hardwoods, a few cedars, and native grass. The western portion of the property has tremendous views out across the native grass pasture with young 3-4 year old pine standing 4-5 ft tall. The eastern part of the property is significantly wooded and boasts some magnificent pine. It also has several tremendous stone bluffs that seem to have been pushed right out of the earth. One ridge has a stone bluff that overlooks McGee Creek Lake in the distance and could be made into a tremendous home site or weekend getaway. Potential development of lakes and ponds along current drainages should definitely be explored and would elevate this already gorgeous property to another level. Currently 4 food plots exist and on any given day a 160 class buck or two could walk in to feed. I have personally hunted here and this is no exaggeration. The turkey hunting is equally as good and boasts very, very strong numbers of eastern birds. You see Wild Horse Ranch is bordered by 8,900 acres of land to the north that is owned by the federal government. This federal land is called the McGee Creek Natural Scenic Recreation Area and no hunting is allowed on this giant neighbor. The neighbor to the west of Wild Horse is McGee Creek State Park and again no hunting is allowed on this land. The neighbor to the south is just shy of 2,000 ac and the neighbor to the east is roughly 4,700 acres. Both of these neighbors communicate with each other and manage for world class bucks as does the owner of Wild Horse. An added benefit to the Natural Scenic Recreation Area NSRA is the riding trails that are available. No motor vehicles are allowed off the road that goes into the NSRA but it has mile and miles of horse, biking, hiking, walking and running trails. The NSRA is as close to National Forest as Oklahoma is going to get. Everyone that has their property for sale says theirs is 'one-of-a-kind,' but I challenge you to find another property at the end of a dead end blacktop road just up from a lake bordered by only 3 very large neighbors with the quality of land and wildlife as Wild Horse Ranch. Now that is what I call one-of-a-kind.
